Thinking of your safety when investing, “SS empreendimentos” has prepared a list with important hints that cab be very helpful. Check it below:
ABOUT THE BUILDING COMPANY
- Paying a visit to other enterprises built by the company, and get information from the people who live in these properties;
-Get all the negative debts certificates in the registers Office are ok ( you must check three different register Office, called: “Cartórios de ações civis”, “cartório de ação criminal” e “cartório de ação fiscal”);
- Get the “ certidão negativa de ônus fiscais na Prefeitura” ( certificate that there is no debts with the citty hall);
- Get the “certidão negativa de ações civis, criminais e fiscais na Justiça Federal” ( certificate there is no debts or judicial civil and criminal actions against the company);
- Check the company through institutions that inspect them: such as “Procon” : this institution register complaints about a company;
- Check the couselors of ethic such as the “CREA” ( regional counselor of engineer and architecture) or the CRECI ( Counselor of Real Estate Agents);
-Make a research about the company ( accomplishment of Schedule, appropriateness, etc).
ABOUT YOUR PROPERTY:
- Checking the infra-structure of the suburb;;
- Paying a visit to the property during the day and also in the evening;
- Check the location of the building in relation to the buildings around, as well as the ventilation and sun’s incidence angle.
- Check your right of using parking lots on the incorporation memorial – if it corresponds to what is in the project (If the parking lots are defined or not) .
BEFORE SIGNING THE CONTRACT
- Check If the plot where the enterprise Will be built does really exist. If it identified and located by the local city hall;
- Check in the Register Office who is the owner or the acquisition owner of the plot; “titular da promessa de aquisição da propriedade do terreno”
- Check the Project of the building, It has to be elaborate by a technician under inscription on CREA (regional counselor of architecture, engineer and agronomy), and by this professional signed . It has also to be approved by the local city hall;
- IMPORTANT: The proof of “Registro da Incorporação”(explanation in english) of the building and filling of documentation in the same register Office;
- keep all the advertisement of the enterprise.
EXPENSES AFTER GETTING YOUR PROPERTY
- Legalization of “Baixa da Construção” e “Habite-se” (documents that certify everything is all righ with the property) in the properties registers office . ( It is done by the condmominium for the whole building );
- Register of the condominium convetion ( usually already existent) ;
- Payment of the “key parcels” , which usually are around 5% and 10% of the building value;
- Payment of “ITBI - Imposto de Transmissão de Bens Imóveis”, ( A tax that´s paid when a property is sold) which is a requirement to obtain the deed;
- The deed Will be done in a registers Office all the expenses are to be paid by the person Who is buying;
- Having the transcription of the deed, take it to property registers Office, there are coming more expenses... if the propety is financed there is na extra expense called “Despesa de averbação da hipteca”(legalization of the mortgage);

- Condominium organization ( furniture for the halls, employee uniform, etc.).
